Home

Residential reports use the most similar, recent, and local home sales in comparison to the subject house. Market trends and current economic factors will be considered in the final opinion of value. The report will include 3-4 photos of the exterior.

Business

The commercial report uses both the Sales Approach and Income Approach to value. The information will include three similar rental properties that are in a market similar or the same as the subject. Local capitalization rates and rental data will be factored into the analysis.

Land

Sales of other similar, recent, and local tracts of land are factored into the land evaluations. USDA soil maps will be included that identify the soil’s potential for crop production, foundation suitability for homes, and buildings including basements. Detailed features of the land are taken into account when arriving at the final opinion of value.
